- Referrals through other trade organizations and the Derry/Londonderry Chamber of Commerce
Application Process
- Scheduling and showing of rental property by our licensed Realtors®
- Check applications
- Verify present and previous employment, confirm income and job security
- Check present and previous landlord references, inquire about any issues or late payments
- Backround (AmRent) and credit checks (CBC) of prospective tenants
- Completed application submitted to the owner for selection
Move-In Paperwork
- Standard lease prepared by our attorney and customized by Pater Real Estate Management Co., Inc.
- Prepare pet agreement, lease guaranty, lead paint disclosure and other property specific addenda as necessary
- Collect security deposit (equal to one month's rent)
- W-9 Form or escrow deposit form signed by tenant
- Set up utilities in tenant's name or confirm that tenant has changed over utilities
Move-In Procedure
- Conduct move-in walk through and complete property statement
- Complete inventory checklist, if appropriate
- Give tenant 5 day checklist (per NH Landlord Tenant Law)
- Collect a copy of tenant's rental insurance binder (if applicable)
- Give tenant keys to the property
- Collect first month's rent
