Property Management

Our property managers and leasing personnel are on call 24 hours a day.  We provide responsive, timely service for your tenants. We also have computerized  bookkeeping/accounting services available.  Monthly, quarterly, and year-end reports are sent advising you, the owner, of conditions at your property and bringing you up-to-date on the financial status of you property. You tell us how we can be of service to you and we will find a way to get the job done.

 

Clients receive monthly, quarterly and annual reports detailing the property and financial position. The property owner is kept fully informed of any problems at the property. Pater Real Estate Management Company, Inc. employs a fully insured maintenance crew. We are able to handle emergency situations at the properties quickly and efficiently. We also work with local contractors and are experienced in coordinating the contracting process. Most importantly, we act as a liaison between property owners and tenants and advise the owner how best to handle problem situations as they arise. Our goal is to provide the property owner with the best possible property management, property maintenance and leasing/rental service. By customizing our services to the specific needs of the property owner, we provide a unique service that meets the property owner's special needs and objectives for the property within the owner's budget.

 

We show properties for rent, coordinate all appropriate repairs and maintenance, collect rents, handle security deposits, provide computerized bookkeeping services to pay bills and property taxes, do regular property inspections, and complete all accounting records.

 

We always attempt to get the highest possible rent for your property utilizing the expertise of our licensed brokers and salespeople in determining the rental price of your property based on current market conditions. Your property is then advertised for lease and shown to prospective tenants. With residential property, we take applications and check landlord and job references and run a credit check before submitting the application to you. We have a varied listing of apartments, condominiums, duplexes and apartment rentals of managed and not-managed units. We also have office, retail and industrial space available for lease.

 

Maintenance

We provide skilled, prompt service to your tenants at a very competitive prices. Our maintenance staff can handle small electrical, plumbing, and carpentry repairs as well as painting, cleaning, and lawn maintenance services. All our employees are fully insured and covered by Workman's Compensation. Our staff is available for emergency repairs on nights and weekends at a fraction of what you would expect to pay.
